This event will provide an opportunity to discuss the design with the architects (Modern Office of Design and Architecture), to ask questions about the development, and provide feedback on the proposed design. 01 – Project introduction
This website is intended to provide information about a proposed new multi-family residential development in Bankview, and also provide a forum for feedback and discussion regarding the project. Please feel free to leave comments and provide feedback! (Please note that all images on this site are conceptual in nature, and are subject to change).
The project, dubbed ‘Village’, is a proposed multi-family residential project located at 1444-1508 19th Ave SW. As part of the development, the zoning at this site is proposed to be re-designated from RC-2, MC-2 to MH-1. The aim of the project is to provide a diversity of housing opportunities through 78 new residential units, ranging from townhouses to studio lofts to condos. The project also aims to add density to an inner-city heritage community in a sensible and contextual manner.
Some of the key design features are as follows:
- Use of a modified MH-1 Zoning to reduce maximum height to 20m (instead of 26m). (The MH-1 is complemented by a density modifier that will reduce the number of units to circa 70-80 (3.2FAR) from the default 4FAR (which would yield close to 100 units))
- Careful articulation of Building Height in order to decrease shadowing on adjacent properties.
- Stepping down of building mass at both the NW and SW corner to respect context and corner condition.
- An Allocation of density towards the northeast corner, as the maximum allowed height on the adjacent east property is 26m, and north of the site is currently occupied by other multifamily buildings.
- The proposed roof form makes reference to the gable roof style that is common in the community, in order to blend in with the eclectic style of Bankview
- Diversity of home types (ie. Townhome, Condo and Studio) to encourage a demographic mix and cater to multiple income brackets.
- Provision of density in the Bankview Community (ie. 78 new units) is within 200m of 14st and 17th avenue, close to transit, shops and services, providing car-free lifestyle opportunities.
- The development will provide one parking stall per unit (for a total of 78 stalls).
- Willingness of client to provide trees and landscaping along both 14A st. and 19 ave. SW., in lieu of the ‘park space’ that is currently proposed in the ARP. (This policy was not implemented over the 30 year lifespan of the Bankview ARP (during which time The City did deliver all other proposed parks), and a small park space was created opposite the development site in lieu of this park.)
